Interstate & overseas buyers

You don’t have to be there to still buy the right property

How a Buyer’s Agent Can Help

If you are moving or thinking about moving to South East QLD then this information is for you.

Finding the perfect property is a long and arduous process at the best of times, but when you need to source something interstate or from overseas, the difficulties logistically increase dramatically.

Too many interstate buyers come unstuck by falling in to hidden traps due to the lack of knowledge of local markets so it can help to have someone in your corner throughout the entire search and buying process.

To avoid the hidden traps and buy the right property with confidence you need local expert knowledge, someone who knows and understands the different and varying nuances of each suburb, with street level experience. That is what we can do for you.

7 Pitfalls
Interstate Buyers need to know

Property contracts in QLD are not unconditional at exchange.

Buyer Beware – the selling agent does not have a duty to disclose everything to you.

Don’t be fooled by photos and videos that the selling agent sends you about a property. You need to see everything, warts and all before you buy.

There are pockets within pockets in every suburb, it’s not enough to just say I want to live in Burleigh Heads or Raby Bay and then just purchase there site unseen.

Aspect is very important, the southerly’s and western sun experienced in South East QLD can be harsh.

There is a big difference in value up here in QLD but that doesn’t mean you should overpay – 90% of interstate buyers pay a premium, the other 10% work with us.

Do not state that you are an interstate buyer when first enquiring about any property.

Our service doesn’t stop at just sourcing the right property for you, we also manage the entire process from start to finish, right up until settlement day.

Our service includes managing all inspections required for building and pest reports, electrical audits, bank valuations, pool safety inspections, property management appraisals plus much more. We will manage the entire process  for you with your solicitor/conveyancer (and if you don’t have one in your team, we’ll recommend to you some of the best professionals that we deal with for you to choose).

So don’t overpay, or buy in the wrong area… Engage a local buyers advocate, a licensed professional who will work for your interests only.
